Duties/Responsibilities:



Process and delegate service orders to proper vendors or internal service technicians
Maintain ticket system and ensure all services are completed timely.
Maintain all product/equipment warranties
Schedule, manage and oversee all maintenance related payments and invoices; coordinate with Finance department as needed
Ensure all general upkeep of buildings and interiors is in adherence to the facilities architectural design
Fulfill all general and basic maintenance job responsibilities
Perform basic mechanical, electrical and plumbing troubleshooting
Schedule all major equipment service including but not limited to mechanical, electrical, plumbing, and fire life safety.
Identify and prioritize maintenance issues and problem solve (onsite and remotely)
Oversee and quality control all subcontracted work orders
Develop and maintain facilities checklist(s) for all planned short/long term cyclical equipment/facility maintenance schedules
Negotiate, schedule, and manage repair agreements with outside contractors, with assistance from legal counsel as needed


Required Skills/Abilities:



Previous experience in commercial and/or hospitality property maintenance or construction management
Proven success in taking lead on and completing projects
Must have attention to detail and understand construction/architectural detailing
Basic Handyman skills (installations, repairs, etc.)
HVAC certification preferred but not required
Previous leadership experience
Work order-based repair structure
Excellent verbal and written communication skills
Ability to work well in a group setting as well as independently
Ability to coordinate scheduling for multi-site and multi-state locations
Own proper hand and power tools
Knowledge of occupational hazards and ensuring a safe work environment for all employees; OSHA 30-hour training
Must have the flexibility to respond to “off-hours” emergency situations
Must possess valid driver’s license and have a good driving record
Ability to work flexible hours and including some evenings and or weekend days
Proficiency in Word and Outlook
Language proficiency in Spanish is a plus
Relationships with general contractors, sub-contractors, and maintenance teams a plus


Education and Experience:



At least 5 years in similar role in commercial, Manufacturing, Industrial or hospitality facility management or construction related fields

Job Summary:



The Facilities Maintenance Manager ensures that all facilities and equipment therein are maintained properly. Is responsible for maintaining the overall facilities aesthetics consistent with design specifications per location.
