JOB RESPONSIBILITIES

We are seeking a highly organized, friendly and technically savvy Building Engineer. We offer competitive pay and benefits for this exempt position.

The candidate would be responsible to oversee and perform day-to-day maintenance of roughly 825,842 SF in the Columbus market, including responding to daily maintenance requests from the building tenants and oversight of day porters. The successful candidate will draw on experience and utilize diverse trade skill knowledge in carpentry, plumbing, electrical, painting, roofing, heating, and cooling to manage the preservation of the parks. This position will play an integral role in investment performance and asset preservation. Tasked with managing the building maintenance technicians, porters and external vendors and consultants; this role will work with both the operations and capital team. This position requires being on-call and will report directly to the property manager.

Job Responsibilities:

Initiates and Executes Building Maintenance Strategy
  • Uses independent judgment and skillset to monitor all building operating systems to troubleshoot any potential issues. Calculates and assesses plan for repairing any malfunctions either by direct repair, or outsourcing repair of any malfunctions.
  • Ensures all assigned properties are functioning properly, by initiating and executing the building's preventative maintenance program.
  • Reports all efforts back to the property management staff, and leadership.
  • Collaborate with the property management team to initiate and provide reporting for preventative maintenance programs in place for monthly review, e.g., HVAC, Roofing, Exterior Lights systems, etc. by utilizing reporting through Roof Management, Ravti, Facility Manager.
  • Uses discretion and judgment to initiate a competitive bid process for bid analysis and makes recommendations to the Property Manager.
  • Owns and ensures the overall safety and compliance of the assigned asset; oversees all applicable codes, regulations, governmental agency, and Company directives related to building operations and work safety.
  • Ensures coverage for emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns, summoning additional assistance as needed. This may entail some limited night or weekend time on occasion.
  • Inspect and report building systems daily, including fire alarms, HVAC, sump pumps, and plumbing to ensure the operation of equipment is within design capabilities and operational expectations. Assist in the Warranty RMA process on mechanical equipment as needed.
  • Review assigned work orders, and estimate time and materials needed to complete tenant chargebacks. Order necessary materials and supplies to complete all tasks.
  • Performs assigned repairs, emergency, and preventive maintenance.
  • Uses independent judgment, skills, and critical overview to inspect all work performed by outside contractors including but not limited to landscaping, snow removal, tenant improvements, HVAC, plumbing, and cleaning. Assess the overall quality of work performed, and measures, and report back to the property team.
Daily Preventative and Repair Procedures
  • Replace and repair building finishes such as ceiling tiles, door hardware, wallpaper, and touch-up paint in common areas.
  • Changing filters, replacing light fixtures, repairing doors, hand railings, and floors
  • Maintain fire and life safety systems with appropriate vendors.
  • Perform ice/snow/mud removal when necessary.
  • Maintains the building lighting system, including element and ballast repairs or replacements. Ability to use ladders/scaffolding to access roofs for required maintenance.
  • Performs carpentry, furniture assembly, and locksmith tasks as needed.
  • Knowledge of all major utilities such as gas, water, and electricity coming into the property.
  • Access and knowledge of phone rooms/electrical rooms.
  • Weekly vacant suite inspections, cleaning vacant suites, and preparing for broker showings. Exterior/Interior trash pick-up.


Reporting & Evaluation
  • Own, execute, and maintain all building-related reporting, ensuring that property management is apprised and informed on all performance and maintenance issues.
  • Utilizes discretion, and judgment to troubleshoot, evaluate, and make recommendations to upgrade maintenance systems for more operational energy savings strategies.
  • Manages the building's energy management program to ensure measures are taken to operate all systems most efficiently to keep operating costs at a minimum by monitoring Yardi Pulse for any spikes, deficiencies, etc.
  • Works in Yardi Facilities Manager to document work orders and keep records of property conditions.
  • Oversight of other Maintenance Technicians and Day porters as required.


Essential Qualifications & Competencies
  • Demonstrates a proven track record totaling 5-7 years' experience in building/property maintenance or engineer experience.
  • Industrial knowledge of HVAC systems/maintenance, electrical, plumbing, energy management systems, demonstrates knowledge of prevention, repair, and assessment of industrial building systems, and equipment.
  • Strong technical aptitude; Demonstrates required skills; adapts to new technologies; troubleshoots technological problems; uses technology to increase productivity; keeps technical skills up to date.
  • Demonstrates a strong commitment to Quality Management; Looks for ways to improve and promote quality; demonstrates accuracy and thoroughness.
  • Commitment to safety - Observes safety and security procedures; determines appropriate action beyond guidelines; reports potentially unsafe conditions; uses equipment and materials properly.
  • Familiarity with Yardi Voyager and Yardi Facilities Manager (preferred)
  • Proficiency in Microsoft Office (MS Outlook, MS Word, MS Excel)
  • Flexibility to be on-call to respond to after-hours / weekend emergency requests.
  • A valid driver's license.
  • Clear motor vehicle record (MVR)
